  1. Jumbo Loans play by a different set of rules. Jumbo loan amount s exceed the Conforming loan limits. So while many of the lending guidelines are shared with Conforming loans, many other guidelines are specific and unique to the Jumbo end loan investors.

  2. Jumbo loans are priced differently. Jumbo loans do not have quick access to Conforming loan secondary market (e.g. Fannie Mae and Freddie Mac). As a result there is less ability to spread risk, Jumbo mortgage rates generally run a little higher than rates on Conforming loans.
